Where Aqua began

I set up Aqua Lettings in 2015 and run the business from Morpeth. My partner and I began as investors and handled viewings, tenant vetting and repairs. Those early days created a personal approach: answer calls, meet applicants and treat each tenancy as a human arrangement.

We had a newborn and two young children at home when we began building our own portfolio. The financial commitment was daunting. When another agency made me feel like one more number, I realised the kind of service I wanted did not yet exist for us. Aqua began at our dining-room table. The name came from my favourite colour and a lifelong pull towards the sea.

The approach attracted repeat landlords and local referrals. Many of the original landlords remain with us today. Every property represents a person, and that principle guides the way we speak to landlords, tenants and contractors.

Care has to survive contact with reality

Answer inbound enquiries during working hours. Keep a trusted contractor list and share budgets with landlords. Document standards at move-in. These simple processes reduce surprise bills, shorten turnaround times and avoid disputes.

Unexpected repairs arrive when landlords can least afford them. Compliance does not disappear because a budget is tight. The work often comes down to careful negotiation and a contractor network built over years, so the property remains safe without costs running away.

Aqua has grown incrementally. We remain selective about the landlords we work with because aligned priorities make sustainable portfolio management possible while keeping the team small enough for personal contact.

That same test applies to growth. An acquisition may add more than 150 managed properties, but continuity for landlords and tenants matters as much as the number. Fast growth has never interested me as much as sustainable growth.

Our goal has never been to become the largest letting agency. It is to be the most trusted: the one people recommend and return to because they receive a consistent, professional service delivered with genuine care.
